Beenleigh Village Mall

Shopping centre redevelopment

The Beenleigh Village Mall Redevelopment project involves a $7 million redevelopment of the ageing Beenleigh Village Mall. In conjunction with the recently constructed Hungry Jack’s drive through restaurant, the redevelopment will deliver a considered mix of health care services, food and drink outlets, office and specialty shops across four (4) precincts.

SERVICES PROVIDED
• Strategic guidance on project and DA strategy to ensure the Change request facilitating the redevelopment, could be fast-tracked through Logan City Council’s RiskSmart development approval process and to help secure anchor tenants and project financing
• Preparing, assessing and lodging a Change application (other) as an accredited RiskSmart consultant, culminating in a 4-day development approval.

Springfield Hub

Retail and commercial precinct

The Springfield Hub project involves the development of a new commercial and retail precinct to round out the existing neighbourhood centre on Springfield Parkway at Springfield. The 4,609m2 site will soon be home to a new drive through fast food restaurant, retail warehouse and office tenancy.

• Strategic guidance on project and DA strategy to assist with securing long-term tenants and project financing
• Preparing, lodging and managing to approval an Area Development Plan under the Springfield Structure Plan
• Preparing, lodging and managing to decision all required signage applications.

Rural View Service Station

Service Station & Car Wash

The Rural View Service Station project involves the construction of a new, architecturally designed BP Service station, 24 hour fast food drive through and independent Car wash at the highly visible intersection of Eimeo and Mackay-Bucasia Roads.

• Due diligence advice to assist Wessel Petroleum to make well-informed pre-purchase decision
• Strategic guidance on project and DA strategy prior to, during and post application process to help secure anchor tenants
• Preparing, lodging and managing the development application, culminating in a 5 month development approval.

Hungry Jack’s (Various Stores)

National restaurant refurbishments project

The internationally renowned restaurant chain engaged HOPD to deliver on their national project and refurbish and expand their existing restaurants at Buddina, Carseldine, Cannon Hill, Victoria Point and Wilsonton to align with their fresh new design and ensure all stores
could trade 24 hours a day, 7 days a week.

• Preparing, lodging and managing to approval a mix of Change applications (minor) and (other) across a range of local government areas
• Preparing, lodging and managing local law signage applications.

Quinn St Townhouses

Quinn St Townhouses

Residential

This project sees a prime parcel of land on the corner of Milton Road and Quinn Street, Toowong be redeveloped for 10 townhouses. Featuring a mix of 2, 3 and 4 bedroom dwellings, the architecturally designed townhouses incorporate influences from the traditional Queenslander and Hamptons style.

SERVICES PROVIDED
• Promptly preparing and lodging a Change request (minor) to facilitate the revised design and enable building approval to be issued without holding up onsite work
• Managing the plan sealing process (ongoing) to ensure titles are achieved as efficiently as possible.

Health Care Services

For the local Logan Central business, HOPD obtained the development approval for ComboHealth Physiotherapy & TCM Clinic’s new physiotherapy clinic on Welbeck Street. The single storey building comprises three treatment rooms, an indoor rehabilitation gymnasium, ancillary facilities, 6 dedicated car parks and high quality landscaping.

• Strategic guidance on the project and DA strategy to ensure the application could be fast-tracked through Logan City Council’s RiskSmart
• Project managing the development application process
• Preparing, assessing and lodging the development application as an accredited RiskSmart consultant, culminating in a 3 day development approval.

Dual Occupancy

Located at the top of Burleigh Ridge, with dual road frontage to George and Mount Streets, the site represented the perfect infill development opportunity. Together with John Cameron Architects, Coco-dash Landscape Architecture and Knobel Consulting Engineers, HOPD were able to overcome the site’s narrow 10m width, steep slope, underground infrastructure and zoning and density constraints to obtain an approval for two (2) architecturally designed, Dual occupancy dwellings.

This project involved subdividing a rear lot at 67 Dayboro Road, Petrie into 5 lot, community title subdivision with each lot comprising an area between 600m2 - 700m2.

As a Brisbane City Council RiskSMART accredited consultant, HOPD regularly works with architects, draftpersons and its clients to obtain development approvals for extensions and alterations to existing pre-1946 Dwelling houses and new Dwelling houses in the Traditional building character overlay and / or Flood or Biodiversity overlays.
